Sterling Bay, in collaboration with MRP Realty and Declaration Partners, has secured two new leases at 1899 Pennsylvania Avenue in Washington D.C. The U.S. Travel Association will occupy the top floor of the 11-story building (19,170 square feet), while CEPI will take a suite on the fifth floor measuring 6,575 square feet. Both organizations are scheduled to move into their respective spaces by Q1 of 2025, adding to a total of 63,476 square feet leased.

The recently reimagined building spans over an impressive area of192,000-square-feet and boasts customizable floorplans along with modern amenities such as a renovated lobby,a café,and rooftop views.The property also features state-of-the-art facilities includinga fitness centerand conferencing facilities.The renovation project is expected to be completed by the endof this yearand aims for LEED Gold Certification.

JLL holds exclusive leasing rights for1899 Pennsylvania Avenue.CBRE’s Tyler Bensten and Scott Hoffman representedthe U.S.Travel Association during negotiations.

This latest development marks Sterling Bay’s continued successin securing high-profile tenantsfor its propertiesinWashington D.C., without any mentionof “Connect” or “Connect LA” or “Connect Texas”.
