"$250M Mixed-Use Project Unveiled on Surprise Site"

GTIS Partners and Clyde Capital have joined forces to develop a $250 million mixed-use community in Surprise. The Asante Trails project spans 90 acres of land acquired by the two companies and will feature a build-to-rent community, retail space, and a medical facility.

Honor Health has secured 20 acres for the development of their medical facility while the remaining 45 acres will be used for a multi-phase retail center at Pat Tillman and 163rd Avenue. This center will offer various neighborhood entertainment options as well as essential services. GTIS retains ownership of the final 25-acre parcel which is designated for their build-to-rent development called Tavalo at Asante.

Tavalo at Asante will consist of single-story homes (duplexes and detached) with one to three bedrooms each. The community amenities include a resident lounge, resort-style pool, dog parks, and central park all within walking distance to the future neighborhood retail center within this master-planned community in Surprise.
