Tarlton Properties Secures $105M Loan for 223K-SF Life Sciences Facility in Austin

Tarlton Properties has secured a $105 million construction loan for a new life sciences development located at 3600 Breakthrough Loop in Austin, Texas. The project will feature a build-to-suit life sciences office totaling 223,500 square feet and is fully preleased to BillionToOne (BTO). The new facility is part of the broader EastVillage ATX mixed-use development and is expected to support over 1,000 employees upon its completion in late 2026.

This marks the fourth collaboration between Tarlton Properties and BTO, and notably their first project together outside of the San Francisco Bay Area.

Construction broke ground in September 2023, with BTO scheduled to move in by the end of 2025. White Construction is serving as the general contractor, while STG Design is leading the architectural efforts.

The facility is part of the 425-acre EastVillage ATX development, a master-planned community that will include 1.5 million square feet dedicated to health and life sciences, 350,000 square feet of retail, dining, hospitality, and entertainment space, as well as 2,500 residential units.

The loan financing was arranged by CBRE’s Bob Ybarra, Jim Korinek, Doug Birrell, Zack Holderman, and Jesse Greshin.
