"2 Huntersville Warehouses Acquired by Cabot for $105.5M"

Strategic Capital Partners (SCP) has successfully sold two buildings located at its 77 Beltway industrial park in Huntersville. The properties, which totaled 821,000 square feet, were acquired by Cabot Properties for a total of $105.5 million. These buildings include one with a size of 505,513 square feet and another measuring at 315,896 square feet.

According to the Charlotte Business Journal’s report on the transaction, SCP still retains land holdings within the area and is planning to develop a third building in the near future. This new building is expected to have an estimated size of around 200,000 square feet and construction is set to begin next year.

Leading leasing efforts for Cabot at 77 Beltway are Colliers International’s Rob Speir , Lawrence Shaw , and Justin Smith . The general contractor for this project was Carroll Daniel Construction while JLL represented Strategic Capital Partners on the capital markets side.

SCP has been actively involved in various projects within Charlotte over recent years including their development of Rock Hill Commerce Center located in York County. In early January of this year (2023), SCP also completed sale transactions worth $93.25 million during phase one development stages.
