Rudin has successfully secured new leases at 41 Madison Avenue, located in the Flatiron District of Midtown South. The latest additions to this prime commercial space include boutique law firm Clarick Gueron Reisbaum, LLP and investment management company Polar Asset Management Partners, Inc.
Clarick Gueron Reisbaum has signed an 11-year lease for a spacious 13,394 square feet on the building’s 23rd floor. This marks an expansion from their current location at nearby address 220 Fifth Avenue where they occupy a smaller space of only 9,078 square feet. Their relocation is scheduled for Q1 of2025.
Meanwhile,Polar Asset Management is also expanding its presence within the building by adding an additional4 ,761 square feet on the33rd floor to their existing5 ,000-square-foot space onthe36thfloor.The newly acquired area will be available for use starting this month.
The leasing process was facilitated by Andrew Weiss from Signature Partners who represented Clarick Gueron Reisbaum and Brad Needleman from Newmark who represented Polar Asset Management.Rudin was represented by Robert Steinman during negotiations with both tenants.
Originally designedby renowned architecture firm Emery Roth & Sonsand opened in1974,the property underwent extensive renovations recently which included upgrades to its lobby,lounge,and event spaces underthe directionof Skidmore,Owings& Merrill.Other notable tenants withinthebuildinginclude Kensington Vanguard Welcome Homes,and The Gersh Agency.
