Ball Ventures has completed the sale of Central Texas Marketplace, a 181,708-square-foot retail power center located in Waco, Texas. The buyer in the transaction was G3C Operating.
Developed between 2005 and 2015, the retail center is situated adjacent to Phase 1 of Central Texas Marketplace—a larger 526,000-square-foot shopping hub anchored by Cabela’s. The sold portion of the marketplace features prominent national tenants such as Sprouts, Best Buy, Office Depot, and Burlington Coat Factory. With an average tenant tenure of 12.4 years, the asset offers stable, in-place cash flow for the new ownership.
The property is located at 4627–4633 South Jack Kultgen Expressway, along Interstate 35. It benefits from a high-visibility commercial corridor and close proximity to major institutions including Baylor University and Hillcrest Baptist Medical Center.
The sale was brokered by JLL, with Adam Howells and Barry Brown leading the transaction, alongside Erin Lazarus and Brennan Fewin.
