"17-Story Mixed-Use Tower in Nashville Draws Interest from Giarratana"

Giarratana is exploring the possibility of constructing a 17-story mixed-use tower on Nashville’s popular “Rock Block.” The proposed tower would be located at 2200-2204 Elliston Place and would replace the current building that houses Corner Bar.

The development plans include 356 apartment units, ground-level retail and restaurant space, as well as a five-story parking garage on an adjacent lot.

Cooke/Wilson Properties owns both properties where Giarratana’s tower is planned to be built. According to public records, Cooke purchased the Corner Bar site for $1.59 million in 1996 and acquired the neighboring site at 209 22nd Ave N. for $8.3 million in2024 specifically for this project.

According to reports from Nashville Business Journal, Cooke has entered into a ground lease agreement with Giarratana for these Midtown properties. With extensive experience developing downtown condos and apartments, Giarratana has established himself as one of Tennessee’s top developers; currently working on his largest project yet – a towering condominium complex near downtown YMCA that will become Tennessee’s tallest building upon completion.
