Asana Partners Breaks Ground on “The Seam” Development in Dallas

Asana Partners began construction in February on The Seam, a new 160,000-square-foot shopping center located along Oak Lawn Avenue in Dallas. The development is designed to become a vibrant retail and wellness hub, featuring a diverse mix of upscale offerings.

Once completed, The Seam is expected to include up to six restaurants, multiple gyms, a specialty coffee shop, and more than 30 retail stores. The project aims to bring a curated mix of high-end retail and health-focused experiences to the neighborhood.

The site, located at 1444 Oak Lawn Avenue, was previously occupied by a 1970s-era retail plaza known as Oak Lawn Design Plaza. Asana Partners acquired the more than 9-acre, seven-building property in 2023 with plans for a full redevelopment to better serve the area’s evolving commercial needs.

New York-based Morris Adjmi Architects is leading the design of The Seam, with Dallas-based GFF serving as the architect of record. Leasing efforts are being led by Shop Companies.

The Seam is positioned to become a landmark destination for residents and visitors alike, contributing to the ongoing revitalization of the Oak Lawn corridor.
