**HFI Capital Management Acquires 10-Story Office Building in Dallas Design District**
HFI Capital Management has acquired 1333 Oak Lawn, a 10-story, 126,000-square-foot Class A office building located in Dallas’s Design District. The property was developed by a partnership between FCP and Quadrant Investment Properties and completed in 2024.
Following the acquisition, the building will be rebranded as “The Capital Design District,” or “The Capital” for short.
The modern office property includes five floors of premium workspace, offering scenic views of Uptown and Downtown Dallas. Notable amenities on the 9th floor total over 8,000 square feet and include a private tenant lounge known as “Capital Spot,” an executive conference room, a full fitness center with locker rooms, and a rooftop pickleball court.
As part of its investment, HFI Capital Management plans to relocate its corporate offices to The Capital and activate the property’s amenity space with regular programming, including a speaker series and happy hours aimed at building a vibrant tenant community.
Additionally, the property will be home to Maroma, a coastal Mexican restaurant concept, adding to the building’s appeal and convenience for tenants.
