10 Hudson Yards, the Far West Side office tower that serves as home to L’Oreal USA, has secured a roughly $1.4 billion refinancing, according to Bloomberg News. The new loan is being provided by a group of lenders led by Wells Fargo and including Goldman Sachs, and is tied to the renewal of L’Oreal’s lease, people familiar with the financing told the news outlet.
The transaction adds to a recent wave of large-scale financings for prominent office assets in Manhattan. Recent examples cited alongside 10 Hudson Yards include loans backed by Soloview Group’s 9 W. 57th St., Brookfield’s 2 Manhattan West, SL Green Realty Corp.’s 1 Madison Ave. and Olayan’s 550 Madison Ave. Each of these properties is characterized as a trophy office asset controlled by well-known ownership groups.
The refinanced building at 10 Hudson Yards totals approximately 1.8 million square feet and is reported to be fully leased. The property is part of the larger Hudson Yards district on Manhattan’s Far West Side, which has been developed into a large-scale mixed-use complex with a significant office component.
The sponsors mentioned in connection with Hudson Yards, Related Companies and Oxford Properties, also have a separate, sizable capital stack in motion elsewhere in the complex. At the beginning of 2026, they secured $2.45 billion in a combination of debt and equity to move forward with 70 Hudson Yards, a 1.4 million-square-foot office development. That future tower is slated to be anchored by the U.S. headquarters of Deloitte, according to the information provided.
While details such as loan term, interest rate and other financing terms for the 10 Hudson Yards refinancing were not disclosed, the deal underscores the continued ability of high-profile office properties on Manhattan’s Far West Side to attract large loans from major banking institutions. Within the same Hudson Yards district, the capital raise for 70 Hudson Yards highlights the scale of ongoing office development activity, complementing the fully leased status of the 1.8 million-square-foot 10 Hudson Yards.
