**$1B Mixed-Use Development Coming to Magnolia, Texas**

Tannos Development Group and Maritia have announced plans to develop Magnolia Town Center, a transformative 200-acre mixed-use project located between FM 1774 and FM 1488 in Magnolia, Texas.

The Houston Business Journal reports that the project is expected to surpass $1 billion in total investment. Designed to serve as a vibrant community and economic hub, preliminary plans for Magnolia Town Center include:

– A nationally branded luxury hotel with a full-service restaurant, bar, and convention center capable of hosting up to 1,500 attendees
– 250,000 square feet of retail space
– 200,000 square feet dedicated to medical and office use
– 400,000 square feet of mixed-use space for hospitality and multifamily development
– A 350-unit apartment complex
– A mid-rise senior living facility
– Single-family homes
– Multiple pad sites for commercial development
– Community-focused amenities
– Multilevel parking structures

The development team aims to break ground in the first quarter of next year.

Magnolia, one of the fastest-growing cities in Texas, has seen remarkable population growth in recent years. According to the U.S. Census Bureau, the city’s population surged from 2,414 in the 2020 Census to an estimated 6,506 residents as of July 2024—marking an increase of nearly 170% in just four years.

The scale and scope of Magnolia Town Center reflect the area’s rapid growth and increasing demand for high-quality mixed-use spaces.
