$1.1B Refinancing Secured for 3 Bryant Park by Ivanhoé Cambridge and Hines

JLL’s Capital Markets team successfully arranged a $1.125-billion refinancing for 3 Bryant Park, a prestigious office tower located in the heart of Midtown Manhattan. The 1.2-million square-foot property is owned by Ivanhoé Cambridge and managed by Hines.

Led by senior managing directors Christopher Peck and Drew Isaacson, along with managing director Lauren Kaufman and directors Jennifer Zelko and Christopher Pratt, the JLL team secured financing from Wells Fargo, Bank of America, and Bank of Montreal.

According to Peck: “The completion of this refinancing for such an iconic office building like 3 Bryant Park sends a positive signal about the current market conditions and offers hope for future growth.” He also highlighted the tower’s prime location in addition to its impressive tenant roster as key factors that contributed to this successful transaction.

Currently boasting an occupancy rate of 97.2%, most tenants at 3 Bryant Park are well-established companies including Salesforce, Stifel, Dechert LLP , US Bank , Lloyds Bank ,and Standard Chartered . This significant deal marks one of the largest office refinancings post-pandemic era.
